Apartments and houses for sale in Dalt Vila, Ibiza
If you are looking for apartments and houses for sale in Dalt Vila, you will find homes inside the Renaissance walls of Ibiza’s old town, a UNESCO World Heritage Site since 1999. The market consists mainly of apartments, lofts and penthouses in historic buildings, together with a small number of complete townhouses, often with a terrace overlooking the harbour, the rooftops and the sea towards Formentera. View Dalt Vila on Google Maps. Some owners prefer to sell quietly, and we are happy to present such off-market homes personally to serious buyers.
The fortress on the hill was built between 1554 and 1585 by the Italian engineers Giovanni Battista Calvi and later Jacobo Paleazzo Fratín. Its walls run for about 1,800 metres around ten hectares, with seven bastions and the monumental Portal de ses Taules as the main gate. Inside the walls, homes range from 30 m² studios to restored properties of several hundred square metres, and buyers who would rather have a modern flat in town can compare them with our selection of apartments for sale in Ibiza.
Buying an apartment or house in Dalt Vila
Dalt Vila is the historic heart of the municipality of Eivissa and rises above the harbour and the old fishermen’s quarters of La Marina and Sa Penya. At its foot lies the centre of Ibiza Town with Vara de Rey, the shops and the boat to Formentera, and on the other side of the hill the beach district of Ses Figueretes is about a ten-minute walk away. Unlike these busier areas, the upper town has narrow cobbled streets, small squares and hardly any traffic.
If you would like to compare the old town with other parts of the island, our team can give you an honest comparison, from townhouses in the capital to Ibiza mansions for sale in the countryside. Buyers who would rather have a garden and a pool will find our complete selection on the page houses for sale in Ibiza.
Living in Dalt Vila
Living in Dalt Vila means making your home inside a UNESCO World Heritage Site, in streets that are explored mainly on foot. At the top of the hill stands the cathedral of Santa Maria de les Neus, whose square looks out over the town, the harbour and the sea. In the evening, once the visitors have gone, the upper town regains a calm that no other part of the centre can offer.
Beaches, services and connections
- Beaches: Ses Figueretes beach is about a ten-minute walk away, the bay of Talamanca lies just across the harbour, and Playa d’en Bossa, one of the longest beaches on the island, is around 10 minutes by car.
- Shopping and everyday life: for daily shopping, residents walk down to La Marina and the town centre, where the Mercat Vell stands at the foot of the Portal de ses Taules. Supermarkets, pharmacies, banks and shops are all in Ibiza Town.
- Health and schools: the public hospital Can Misses and the private Policlínica Nuestra Señora del Rosario are in Ibiza Town, as are public primary and secondary schools. Families looking for French or international schooling often choose the Lycée Français in Sant Jordi, a short drive away.
- Access: the upper town is entered on foot through the Portal de ses Taules, the tunnel of the Portal Nou or by the public lift. Only authorised vehicles may drive inside the walls, and the airport is around 15 minutes by car.
- Nearby areas: across the harbour, Marina Botafoch offers modern apartments with pools and parking, and Illa Plana villas and houses by the water.
Living in Dalt Vila means living with steps and steep lanes, but in return the whole centre of Ibiza Town is within walking distance and a car is hardly needed in daily life.
What makes Dalt Vila special?
Few places in the Mediterranean allow you to live inside a Renaissance fortress that is still intact. Close to the cathedral are the historic town hall and the 16th-century church of Sant Domingo, just inside the Portal de ses Taules opens the Plaça de Vila with its restaurants and terraces, and the contemporary art museum MACE is also located within the walls. The bastions of Santa Llúcia and Sant Bernat offer wide views over the harbour and towards Formentera.
Year-round living in Dalt Vila
Unlike many of the island’s beach resorts, Dalt Vila and Ibiza Town stay lively all year. Shops, markets, restaurants, medical services and public offices are open in winter as well as in summer, which makes the old town a place for a main residence as much as for a pied-à-terre. Owners value being able to do everything on foot while having the airport and the ferries to Formentera close by. Property prices in Dalt Vila in 2026
Prices in Dalt Vila depend above all on size, terrace and view. In autumn 2026 the listings for the Dalt Vila and La Marina district on idealista show an average asking price of around €7,400 to €7,700 per m², with small studios of about 30 m² in the lower streets starting at around €200,000 to €350,000. Inside the walls, Ibiza Prestige puts the average for apartments at about €6,000 per m², with a typical price around €700,000.
Larger apartments and penthouses with terraces and views are mostly offered between €800,000 and €2 million. A penthouse of about 135 m² with a 110 m² terrace, communal pool and parking is listed at €1.85 million, which is well over €13,000 per m². Complete townhouses and historic residences of 400 to 600 m² are offered at around €2.8 million. These are 2026 asking prices, and negotiated deals often close somewhat below them.
Part of the market in Dalt Vila never reaches the public portals. Owners of historic houses often prefer a discreet sale, and these off-market homes can include some of the best terraces on the hill.
Purchase costs in Dalt Vila
Almost every home in Dalt Vila is a resale property and therefore subject to the Balearic transfer tax ITP, which rises step by step with the price, starting at 8% for the first €400,000 and then moving to 9% up to €600,000, 10% up to €1 million, 12% up to €2 million and 13% above that. For a €900,000 apartment the tax comes to about €80,000, before the notary, registration, lawyer and surveyor are paid. Restored apartments sold for the first time by a developer pay 10% IVA plus AJD instead. If a Spanish bank is to finance part of the purchase, our guide to getting a mortgage in Ibiza covers loan-to-value limits, required paperwork and timing.
What should buyers check before purchasing?
In Dalt Vila the building itself needs the closest look. Renovation works are governed by the special protection plan for the historic centre, known as PEPRI, and facades must keep their original design, so ask an architect what you may change before you buy. Check the structure, old timber beams, damp and the condition of the roof, and read the minutes of the owners’ community for planned repairs. Holiday letting of apartments is not permitted in the municipality of Eivissa and fines start at €40,000, so a home here should be bought to live in, not to rent to tourists.
Comparing Dalt Vila with other locations helps to put the prices in context, and our list of all properties for sale in Ibiza can be filtered by area and budget. Reservation contract, deposit, due diligence and signing are all covered in our complete guide to buying a property in Ibiza.
Demand for apartments and houses for sale in Dalt Vila
Buyers in Dalt Vila are a mix of Spanish and international owners who want character rather than a pool. Many come from Northern Europe, France, Italy and the United Kingdom and are looking for a pied-à-terre with history, a terrace and everything within walking distance. Because the walls leave no room for new buildings, supply stays small, and apartments with a private terrace and an open view over the harbour are usually the first to sell.
Buyers looking at Dalt Vila often also consider Marina Botafoch and Talamanca for modern apartments with pools and parking, or Ses Figueretes for a flat close to the beach. Dalt Vila stands out for its history, its car-free streets and the views from inside the fortress.
Why buy an apartment or house in Dalt Vila?
Buyers choose Dalt Vila for three things, its history, its views and the chance to live entirely on foot. You wake up inside a UNESCO World Heritage Site, yet the harbour, the shops of Vara de Rey, the restaurants and the ferries are only a few minutes’ walk away, and the airport is about a quarter of an hour by car.
The old town also offers something that villas outside the walls cannot, centuries-old stone houses behind which owners have created modern, light-filled homes. How the island’s grandest homes compare in price and style is shown in our feature on the most expensive and exclusive villas in Ibiza.
Finding the right apartment or house in Dalt Vila
Homes in Dalt Vila differ more than they seem from the street. The height of the building decides whether the terrace sees the sea or only the next roof, the orientation decides how much sun reaches the rooms, and the number of steps and the distance to the car park matter every day. Visit in the evening as well as during the day, look at the stairwell and the roof, and ask how deliveries and luggage reach the door.

Small studios start at about €200,000 to €350,000, typical apartments inside the walls cost around €700,000, and penthouses with terraces and views are mostly listed between €800,000 and €2 million. Where is Dalt Vila and how do you get there?
Dalt Vila is the walled old town of Ibiza Town, on the hill above the port and the La Marina district in the municipality of Eivissa. You enter on foot through the Portal de ses Taules or the Portal Nou, or take the public lift from Camí del Calvari. The airport is about 15 minutes by car, and the beaches of Ses Figueretes, Talamanca and Playa d’en Bossa are 10 minutes away.
Can you rent out an apartment in Dalt Vila to tourists?
No. Holiday letting of apartments is not permitted in the municipality of Eivissa, and the town hall fines illegal tourist rentals with at least €40,000. Long-term rental to residents is allowed. Buyers should therefore choose a home in Dalt Vila for their own use, not as a holiday-let investment.
Can you park a car in Dalt Vila?
Only authorised vehicles may drive into the upper town, mainly residents, deliveries and public transport, via the Sant Joan bastion. Residents can apply for a parking card for the historic quarters, and some homes come with a garage or a space in a nearby car park. The town hall also runs several free car parks about seven minutes’ walk away.
Can you renovate a historic house in Dalt Vila?
Yes, but with care. Works in Dalt Vila must follow the special protection plan for the historic centre, known as PEPRI, and need a municipal licence. Facades must keep or recover their original design. The town hall has offered grants of up to 50% of eligible costs, capped at €15,000 per property, for restoring buildings in Dalt Vila, La Marina and Sa Penya.
Are there off-market properties for sale in Dalt Vila?
Yes. Several owners of historic houses and penthouses in Dalt Vila prefer to sell discreetly, without advertising online, so part of the market is never visible on public portals. CW Real Estate Ibiza has been selling homes around Ibiza Town for more than 15 years and can present these private offers once your budget and wishes are clear.
