Daily life in Vista Alegre is quiet and private. Inside the gates there are no shops or bars, only private roads, gardens and villas, many of them designed with open-plan interiors, floor-to-ceiling glass and terraces that face the Mediterranean. Residents come from many countries, and while some live here all year, others use their villa as a second home and rely on property managers when they are away.
Beaches, services and connections
Es Torrent: the nearest beach, a small sheltered bay below the community with a well-known seafood restaurant.
Cala Jondal: about 10 minutes by car, with its pebble beach and some of the island’s best-known beach clubs.
Porroig Bay and Es Cubells: both within a few minutes’ drive, with rocky coves, clear water and small local restaurants.

Younger children living in the community are usually assigned to CEIP L’Urgell in Sant Josep, roughly 9 to 10 km away, while the public secondary school IES Sant Agustí in San Agustin is about 10 to 12 km away. For a French or international curriculum, many families drive their children to the Lycée Français International d’Ibiza close to Sant Jordi, a journey of 12 to 14 km. The school allocated to each child follows the registered home address, so ask the town hall before signing.
What makes Vista Alegre special?
Few places on Ibiza combine a guarded entrance with a position this close to the sea. From many plots in Vista Alegre the view reaches across Es Torrent and Porroig to the open Mediterranean and, on clear days, as far as Formentera and Ses Salines. A small number of villas lie right on the coastline, while the rest are spread over the hillside, so privacy between neighbours is generally good.
Year-round living in Vista Alegre

Vista Alegre is one of the most expensive villa markets on Ibiza. Publicly advertised villas that need renovation start at around €2.5 million, renovated and well-kept villas are mostly offered between €3.5 million and €5 million, and large new villas with open sea views usually sit between €7 million and €10 million. The best positions go far beyond that. Frontline villas with direct access to the sea are marketed at between around €15 million and €70 million, and in 2025 one of them sold for around €35 million. One-bedroom apartments within the community are listed from around €375,000 to €500,000.
Across the villas currently on the market, the average asking price is around €9,000 per m², but this figure hides large differences. Recently built homes with uninterrupted sea views and high-quality finishes can reach €15,000 to €18,000 per m² or more, while an older house on a lower plot may be listed well below the average. Keep in mind that these are asking prices for 2026, and agreed sale prices may be lower.
Some of the most sought-after villas in Vista Alegre never appear on the portals. These private sales often concern homes with the widest views, the largest plots or a position close to the water, and their prices can be well above what the public market suggests.
Purchase costs in Vista Alegre
For an existing villa the Balearic transfer tax ITP applies in brackets. The first €400,000 is taxed at 8%, the part up to €600,000 at 9%, up to €1 million at 10%, up to €2 million at 12% and everything above €2 million at 13%. For a €5 million villa in Vista Alegre that adds up to roughly €600,000 in tax, plus fees for the notary, the Land Registry, your lawyer and a technical survey.
