Houses and villas for sale in Es Pujols, Formentera
Houses and villas for sale in Es Pujols give you what few places on Formentera can, the beach, restaurants and shops within walking distance. The village lies on the north-east coast of the island, next to the Estany Pudent lagoon, and is the liveliest village on Formentera, with a beach of white sand and turquoise water, a seafront promenade and an evening market in summer. The market ranges from apartments and townhouses close to the beach to family houses and villas with pool on larger plots on the outskirts of the village.
The village of Sant Ferran is only a few minutes away, and just to the east lies Punta Prima, where many houses have sea views. In the village centre you mostly find apartments and townhouses, while detached houses and villas with gardens and pools are on the edges of the village and towards Sant Ferran and Punta Prima. How far it is to the beach, whether there is a sea view, the size of the plot and how quiet the house is in summer all make a big difference to the price. If you are still deciding between Es Pujols, another part of Formentera or Ibiza, we help you work it out, from a house near the beach here to one of the mansions for sale in Ibiza.

Living in Es Pujols
Es Pujols is the centre of island life in summer. Along the beach and in the streets behind it there are restaurants with sea-view terraces, cafés, ice cream parlours, bars and a small nightclub, and on summer evenings a market with handmade jewellery and fashion draws visitors from all over the island. Compared with the very quiet Es Caló, Es Pujols is lively in high season, while outside the summer it becomes calm and many businesses close.

What makes Es Pujols special?
Few places on Formentera combine a sandy beach, restaurants and shops within walking distance like Es Pujols. Behind the village lies the Estany Pudent lagoon, part of the Ses Salines Natural Park, where flamingos can often be seen, and nearby is the megalithic tomb of Ca na Costa, one of the oldest monuments in the Balearic Islands. The bike paths of the island’s Green Routes connect Es Pujols with Sant Ferran, the salt flats and the beaches of Ses Illetes.
Year-round living in Es Pujols
Es Pujols is very seasonal. In summer the village is busy, while from late autumn to spring many restaurants, bars and shops close, and the village becomes very quiet. Year-round residents usually do their daily shopping in Sant Ferran or Sant Francesc, which are only a few minutes away. If you plan to live here all year, choose a home with heating and good insulation, and check how quiet the location is in summer. Prices of houses and villas in Es Pujols in 2026
Prices in Es Pujols depend mainly on the distance to the beach, sea views, the plot size and whether the property has a tourist licence. In current listings, a house with four bedrooms, pool and guest annex on a plot of about 1,100 m², around one kilometre from the beach, is offered at around €1.5 million, and a property with two independent homes, five bedrooms in total and about 335 m² on a plot of about 1,300 m² at around €1.9 million. Apartments and townhouses near the beach form a separate segment, and villas with sea views in the surrounding area are priced higher. These are asking prices in 2026 and not guaranteed sale prices.
Purchase costs in Es Pujols
Resale properties are subject to the Balearic property transfer tax ITP on the higher of the deed value and the Catastro reference value (valor de referencia), at 8% up to €400,000, 9% up to €600,000, 10% up to €1 million, 12% up to €2 million and 13% above. What should buyers check before buying?
In Es Pujols, check whether the house, pool, annexes and terraces are covered by building licences and registered in the Catastro and land registry, especially for properties with several units or a guest annex. For apartments, review the community fees, the rules of the building and the condition of the common areas. Close to the beach, the Coastal Law (Ley de Costas) can restrict works, and summer noise from bars and the market should be checked on site in high season. Buyers who count on rental income should know that new tourist rental licences are currently not being granted on Formentera, so only properties with an existing licence can be rented to holidaymakers. Our guide to buying a property in Ibiza explains the process, taxes and legal checks in more detail, and you can compare Es Pujols with other locations in our full selection.

Buyers who prefer more peace often compare Es Pujols with Punta Prima or the countryside around Sant Ferran, which are only a few minutes away.
Why buy a house or villa in Es Pujols?
Es Pujols is one of the few places on Formentera where you can walk to the beach, restaurants and shops, yet the quiet countryside, the salt flats and the beaches of Ses Illetes are only minutes away. Is Es Pujols a good place to live all year?
It depends on your expectations. In summer Es Pujols is lively, while in winter many restaurants and shops close and the village becomes very quiet. Year-round residents do their daily shopping in Sant Ferran or Sant Francesc, only a few minutes away, and supermarkets, schools and healthcare on the island are available all year.
Are there apartments for sale in Es Pujols?
Yes, Es Pujols has more apartments than most places on Formentera, many of them within walking distance of the beach. Supply is still limited, and apartments with sea views or an existing tourist licence are particularly sought after. When buying an apartment, check the community fees, the building rules and the condition of the common areas.
Is Es Pujols noisy in summer?
The village centre and the streets near the beach can be lively in high season, with bars, restaurants and the evening market. Houses on the edge of the village, in Punta Prima or towards Sant Ferran are much quieter while still close to the beach. We recommend viewing a property in the evening in summer to judge the noise level realistically.

Yes. The nearest public primary school is CEIP Sant Ferran de ses Roques in Sant Ferran, about 5 minutes away, and the secondary school IES Marc Ferrer is in Sant Francesc, about 10 minutes by car. International schools are located on Ibiza, so families who want an international curriculum often divide their time between both islands.
