Living in Dalt Vila

Dalt Vila combines life inside a UNESCO World Heritage Site with everything Ibiza Town has to offer just below the walls. The upper town is small and is explored mainly on foot, with the cathedral at the top of the hill, the Plaça de Vila and its restaurants just inside the main gate, and quiet residential lanes in between. Homes range from compact flats and lofts in historic buildings to penthouses with large terraces and a small number of complete townhouses, many with views over the harbour, the rooftops and the sea towards Formentera.

Coast, services and connections

  • La Marina and the port: directly below the walls, with the Mercat Vell, restaurants, boutiques and the ferries to Formentera, all within a few minutes’ walk.
  • Ses Figueretes: the nearest town beach, about a ten-minute walk from the old town, with a seafront promenade towards Playa d’en Bossa.
  • Talamanca: a sandy bay just across the harbour, a short drive from Dalt Vila, with beach restaurants and a promenade.

What makes Dalt Vila special?

Few places in the Mediterranean allow you to live inside a Renaissance fortress that is still intact. Close to the cathedral are the historic town hall and the 16th-century church of Sant Domingo, the contemporary art museum MACE is located within the walls, and the bastions of Santa Llúcia and Sant Bernat offer wide views over the harbour and towards Formentera. Property prices in Dalt Vila in 2026

Prices in Dalt Vila depend above all on size, terrace and view. In autumn 2026 the listings for the Dalt Vila and La Marina district on idealista show an average asking price of around €7,400 to €7,700 per m², with small studios of about 30 m² in the lower streets starting at around €200,000 to €350,000. Inside the walls, Ibiza Prestige puts the average for apartments at about €6,000 per m², with a typical price around €700,000.

Larger apartments and penthouses with terraces and views are mostly offered between €800,000 and €2 million. A penthouse of about 135 m² with a 110 m² terrace, communal pool and parking is listed at €1.85 million, which is well over €13,000 per m². Complete townhouses and historic residences of 400 to 600 m² are offered at around €2.8 million. These are 2026 asking prices, and negotiated deals often close somewhat below them.

Price per square metre should not be used alone when comparing properties in Dalt Vila. A small studio in the lower streets, a restored apartment with a terrace, a penthouse with harbour views and a complete historic townhouse represent very different parts of the market. Floor level, terrace size, openness of the view, natural light, condition, the number of steps to the door and the legally registered built area can all make a significant difference to the asking price.

Purchase costs in Dalt Vila

Almost every home in Dalt Vila is a resale property and therefore subject to the Balearic transfer tax ITP, which rises step by step with the price, starting at 8% for the first €400,000 and then moving to 9% up to €600,000, 10% up to €1 million, 12% up to €2 million and 13% above that. What should buyers check before purchasing?

In Dalt Vila the building itself needs the closest look. Renovation works are governed by the special protection plan for the historic centre, known as PEPRI, and facades must keep their original design, so ask an architect what you may change before you buy. Check the structure, old timber beams, damp and the condition of the roof, and read the minutes of the owners’ community for planned repairs. Holiday letting of apartments is not permitted in the municipality of Eivissa and fines start at €40,000, so a home here should be bought to live in, not to rent to tourists.
