The area around Portinatx

Life in Portinatx faces the sea. In summer the beaches fill with families, boats head out to the nearby coves and in the evening the restaurants by the water are lively. Out of season the village becomes quiet and you notice the nature around it much more: pine forest, cliffs and paths along the coast. Close by stands the lighthouse of Punta des Moscarter, the tallest in the Balearic Islands and the destination of one of the most beautiful walks in the north of Ibiza.

  • Beaches and coast: Portinatx has three sandy beaches, S’Arenal Gran, S’Arenal Petit and Platja des Port, with calm, clear water. Cala Xarraca, Cala Xuclar and Caló d’en Serra are only a few minutes away.
  • Daily shopping: Portinatx has a supermarket, restaurants and shops, many of them mainly open in season. Sant Joan, about 7 km away, covers daily needs all year round, and Santa Eulària, about 21 km away, offers a wider choice.
  • Ibiza Town and airport: Ibiza Town is about 29 km away, around 30 to 35 minutes by car. Ibiza Airport is about 36 km away, around 35 to 40 minutes depending on traffic.
  • Schools: Sant Joan has a public primary school. Morna International College near Santa Gertrudis, one of the international schools most chosen by families in the north, is about 20 km away.
  • Medical care: For basic care there is a health centre in Sant Joan. The public hospital Can Misses is in Ibiza Town, about 35 minutes away.
  • Nature and outdoor life: Coastal paths to the lighthouse, snorkelling and kayaking between the coves, boat trips and some of the cleanest water on the island.
  • Villages and coves in the north: The village of Sant Miquel, with its church on the hill and the bay of Port de Sant Miquel, is about 20 minutes away.

Portinatx offers something unusual for the north of Ibiza: several sandy beaches, services within walking distance and, at the same time, protected nature all around. House and villa prices in Cala Portinatx in 2026

In Portinatx prices depend mainly on the sea view, the distance to the beach, the plot size, the condition and the legal status. Studios and small apartments start at around €250,000 to €350,000, modern apartments and penthouses are usually between €700,000 and just over €1 million, and villas with sea views reach several million euros. As a rough guide, asking prices are around €9,300 per square metre for houses and around €7,000 per m² for apartments. Buying costs in Cala Portinatx

Resale properties are subject to the Balearic transfer tax ITP, calculated on the higher of the price in the deed and the cadastral reference value (valor de referencia), at 8% up to €400,000, 9% up to €600,000, 10% up to €1 million, 12% up to €2 million and 13% above that. On a penthouse of €1,225,000 the tax comes to around €117,000, on a villa of €3 million to around €340,000, before notary, land registry, lawyer and building surveyor. What should buyers check before buying?

Check that the built area, pool, terraces and any extensions are licensed and registered in the cadastre and land registry, and that there are no open planning infringements. Ask for the cédula de habitabilidad, the certificate of habitability, because without a valid cédula you often cannot transfer water and electricity contracts into your name. For apartments and penthouses, also check the community fees, any outstanding debts and the community rules, and for villas on the slopes the access, cistern, electricity supply and drainage.
