Sea View Villa with Pool for Sale near Es Caló Formentera
On the slopes of Sa Talaiassa, the highest point of Formentera, this villa lies in the middle of a protected natural area between Es Caló and La Mola. Surrounded by dense pine forest and Mediterranean vegetation, it is reached by a private unpaved track and enjoys complete privacy, with no neighbours in sight, on a large plot of around 6,090 m². From its elevated position the views stretch over the whole island and the sea to the lighthouse of Cap de Barbaria, the rock of Es Vedrà and Ibiza on the horizon.
Facing west, the villa enjoys some of the most beautiful sunsets on Formentera, and on full moon nights the moon sets over the sea in the same spectacular way. The sun goes down over the long bays of the island, a sight that can be enjoyed from the terraces, the pool deck and the roof terraces of the house.
The architecture blends naturally into the landscape, with warm earth tones and several levels that follow the slope of the land. Spread over two floors, the villa offers around 460 m² of living space. A dining room of around 45 m² and a fully equipped kitchen connect with the solarium on the top floor and with the main terrace, from where a platform leads to a chill out area with a Balinese bed and breathtaking views. The five bedrooms, four with a double bed and one with a single bed, all have air conditioning, a television and wardrobes, and the three bathrooms include double washbasins and a bathtub with hydromassage.
Built in 1987, the house has been maintained to a high standard, with quality finishes throughout. WiFi, a laundry room and private parking complete the property, which is sold fully furnished and ready to move into. The villa also holds a tourist rental licence, details available on request.
From the main terrace the garden leads down to a large swimming pool surrounded by a generous wooden deck with plenty of space for sun loungers, and to the barbecue area for long evenings with family and friends. Two separate garden pavilions with shaded roofs offer cool places to relax in summer, and the garden with palm trees, cacti and Mediterranean plants is connected by paved paths. The size of the plot and the surrounding forest guarantee peace and privacy at any time of the year.
A tourist rental licence is an official registration with the island authorities that allows the owner to rent the whole house legally to holidaymakers for short stays, for example by the week, and to advertise it on platforms such as Airbnb or Booking. Without such a licence, short term holiday rentals in the Balearic Islands are illegal, and since 2025 owners face fines of up to 500,000 euros. On Formentera the number of tourist places is strictly limited and new licences for houses are very hard to obtain, which is why existing licences have become so valuable. As a rule, the licence stays with the property when it is sold, so the new owner can enjoy the villa privately and earn rental income in the weeks when they are not on the island. We check the exact licence details for every buyer before the purchase.
The surroundings are full of history and nature. The Roman fort of Can Blai and the small bay of Caló des Mort, with its turquoise water, can both be reached in around 25 minutes on foot, and the fishing village of Es Caló with its restaurants by the sea is close by. Up on La Mola you find the La Mola lighthouse, the well known artisan market and restaurants such as El Mirador, about 12 minutes away by car. The beaches of Es Pujols are around 20 minutes and the famous beach of Illetes around 30 minutes away. For active days the area offers horse riding, hiking, kayaking and jet ski trips along the coast. Formentera has no airport, so you arrive by ferry from Ibiza at the port of La Savina, and the crossing takes about 30 minutes.
Formentera has very limited land for building and strict planning rules, and in the first quarter of 2026 it was the most expensive municipality in Spain, with average prices of around 10,000 euros per m². Past price developments and rental results are no guarantee of future income or growth. For the legal side of your purchase, we work with the multilingual lawyer Armin Gutschick of Ibiza Legal.
