Clifftop Villa for Sale with Three Bedrooms Tourist Licence and Panoramic Sea Views in Formentera
Set on the cliffs of Formentera with panoramic views over the Mediterranean, this villa was built in 1965 and combines authentic island character with the comfort of a modern holiday home. Over the years, several owners have carefully preserved its original charm while improving it, so the house today offers traditional architecture, sea views from almost every corner and a calm, private setting on a plot of around 1,449 m².
Covered terraces and traditional verandas lead to the pool and the two floors of the villa. On the ground floor, a small courtyard connects two en suite bedrooms with the spacious living room and kitchen, where Mediterranean light flows freely and the sea is always in view. On the upper floor, a chill out area with a large sun terrace offers views over the sea as far as the eye can see, perfect for watching the sunset.
Next to the terrace, a private bungalow with its own bathroom and a small kitchen forms the third bedroom, ideal for guests, older children or as a quiet retreat. In total the villa offers around 192 m² of built space with three bedrooms and three bathrooms, air conditioning, private parking and full furnishing. The property holds a tourist rental licence for up to 6 guests, details available on request.
From the property there is direct access to an old fisherman’s hut on the rocks, and the small beaches of Les Veletes and Es Carnatge are only a few minutes’ walk away. Formentera’s famous turquoise beaches can be reached in a few minutes by car, and the nearest village, with restaurants, shops and services, is about 5 minutes away. Formentera has no airport and no traffic lights, which adds to its calm. You arrive by ferry from Ibiza at the port of La Savina, and the crossing takes about 30 minutes, so Ibiza airport is roughly an hour away door to door.
A tourist rental licence is an official registration with the island authorities that allows the owner to rent the whole house legally to holidaymakers for short stays, for example by the week, and to advertise it on platforms such as Airbnb or Booking. Without such a licence, short term holiday rentals in the Balearic Islands are illegal, and since 2025 owners face fines of up to 500,000 euros. On Formentera the number of tourist places is strictly limited and new licences for houses are very hard to obtain, which is why existing licences have become so valuable. As a rule, the licence stays with the property when it is sold, so the new owner can enjoy the villa privately and earn rental income in the weeks when they are not on the island. We check the exact licence details for every buyer before the purchase.
Formentera has very limited land for building and strict planning rules, and in the first quarter of 2026 it was the most expensive municipality in Spain, with average prices of around 10,000 euros per m². Past price developments and rental results are, however, no guarantee of future income or growth.
For the legal side of your purchase, we work with the multilingual lawyer Armin Gutschick of Ibiza Legal and can recommend the notary office of Javier Cuevas Pereda in Ibiza.
