Six Bedroom Villa for Sale with Tourist Licence and Sea Views in La Mola Formentera

The villa captures the essence of island life and can accommodate up to 14 guests. Its authentic decor, with white walls, warm wood and natural fibres, shows great attention to detail. A private driveway with parking leads to the house, and a staircase takes you up to the main entrance.

The main floor is a cosy retreat with the living and dining room and an open kitchen. Decorated with linen sofas and natural tones, the living room opens onto a large veranda with the pool, the ideal place to enjoy the calm of Formentera. The kitchen has a long wooden bar, oven, microwave, dishwasher and teppanyaki grill, and a wooden dining table for 10 people faces the view.

Outside, two dining tables overlooking the pool seat up to 16 people. On the first floor there is a guest toilet and two suites with their own bathrooms, and on the upper floor two more suites with en suite bathrooms and a terrace. Beyond the main house there are two further suites, a spacious suite next to the house and an independent bungalow reached via a terrace. All six bedrooms have their own bathroom and air conditioning, the pool measures around 50 m² and the property is sold fully furnished, with secure access and private parking.

A tourist rental licence is an official registration with the island authorities that allows the owner to rent the whole house legally to holidaymakers for short stays, for example by the week, and to advertise it on platforms such as Airbnb or Booking. Without such a licence, short term holiday rentals in the Balearic Islands are illegal, and since 2025 owners face fines of up to 500,000 euros. On Formentera the number of tourist places is strictly limited and new licences for houses are very hard to obtain, which is why existing licences have become so valuable. As a rule, the licence stays with the property when it is sold, so the new owner can enjoy the villa privately and earn rental income in the weeks when they are not on the island. The village of El Pilar de la Mola is only a few minutes away, with restaurants, shops, the primary school CEIP El Pilar and the well known artisan market held on summer Wednesdays and Sundays. The La Mola lighthouse on the cliffs, which inspired Jules Verne, is close by, and the sandy beaches of Migjorn and the small fishing bay of Es Caló can be reached in a few minutes by car. Formentera has no airport, so you arrive by ferry from Ibiza at the port of La Savina, around 25 minutes by car from the villa. The crossing takes about 30 minutes, and Ibiza airport is roughly an hour away door to door.

Formentera has very limited land for building and strict planning rules, and in the first quarter of 2026 it was the most expensive municipality in Spain, with average prices of around 10,000 euros per m².
