Buying an apartment in Playa d’en Bossa

Playa d’en Bossa lies directly south of Ibiza Town and extends across two municipalities. The northern part belongs to the municipality of Eivissa, while the southern part towards Sal Rossa belongs to Sant Josep de sa Talaia, which matters for licences and local regulations. The residential stock ranges from beachfront buildings with direct access to the sand to quieter complexes a few streets inland, and the exact position, floor level, orientation and distance from the busiest parts of the promenade can make a significant difference between individual apartments. Many buildings offer terraces with sea views, and on clear days some upper floors look towards Dalt Vila or across the water to Formentera.

Living in Playa d’en Bossa

Playa d’en Bossa has two clearly different sides. Along the central part of the beach, hotels, beach clubs and nightlife venues shape the atmosphere in summer, while the northern end towards Ses Figueretes and the residential streets behind the beach are noticeably calmer and more residential. Established complexes such as Royal Beach and Bossa Sol and the modern Aguamarina Residences sit directly on the beach, while newer buildings such as Hippiements and Opal Ibiza, a few streets inland, offer facilities such as a gym, spa or concierge. Supermarkets, pharmacies, cafés, bakeries and restaurants are spread throughout the area, and many complexes offer a communal pool, gardens or underground parking. How quiet an apartment really is depends on the building’s exact location and should be assessed for each property, ideally on a summer evening.

Coast, services and connections

  • Playa d’en Bossa beach, a sandy beach of around 2.7 km, the longest on Ibiza, with a promenade, beach restaurants and water sports, within walking distance of most apartments in the area.
  • Ses Figueretes, the town beach and residential district directly to the north, from where a seafront promenade leads towards Ibiza Town.
  • Ibiza Town and Dalt Vila, the port, the old town and the shopping streets around Vara de Rey are around 5 to 10 minutes by car, and in season a small city boat runs from the northern end of the beach to the port of Ibiza Town, from where another boat crosses to Marina Botafoch.
  • Sant Jordi, the neighbouring village a few minutes inland, with its fortified church, year-round shops and services and the well-known Saturday flea market at the old racecourse.
  • Ses Salines Natural Park, the beaches of Ses Salines and Es Cavallet and the salt flats are around 10 minutes south by car.
  • Hotels and nightlife, Ushuaïa Ibiza Beach Hotel, Hï Ibiza and Hard Rock Hotel Ibiza are located along the beach, together with a wide choice of beach clubs, bars and restaurants.
  • Ibiza Airport, approximately 5 km away, normally around 10 minutes by car, although journeys can take longer on busy summer days. The short distance is very practical for owners who travel frequently, but as parts of the area lie under the flight path, aircraft noise should be assessed during viewings.

For families, Playa d’en Bossa combines a sandy beach on the doorstep with short drives to schools, doctors and Ibiza Town. Because the area is split between two municipalities, the exact address decides whether children go to school in Eivissa or in Sant Josep, so registering on the municipal register (empadronamiento) comes first, and it is also needed for public healthcare. In the Sant Jordi area the public schools are CEIP Can Raspalls, CEIP Can Guerxo and IES Algarb, while on the Eivissa side the town hall added 67 public places at the Can Cantó nursery (escoleta) in October 2026 and opened a new class for two to three year olds with 36 places at CEIP Can Misses. International families often choose the Lycée Français International in Sant Jordi, Colegio Mestral near Ibiza Town or Morna International College near Santa Gertrudis, ideally about a year ahead. The island’s main public hospital, Can Misses, and the private Policlínica Nuestra Señora del Rosario are both in Ibiza Town, around 10 minutes away by car.

What makes Playa d’en Bossa special?

Few places on Ibiza offer such a long sandy beach this close to the island’s capital and its airport. Owners can walk barefoot from their apartment to the sea in the morning and be in the old town for dinner within minutes. At the southern end, the 16th-century watchtower of Sal Rossa, built to protect the salt trade, marks the transition to the protected landscape of Ses Salines, while from the northern end there are views along the coast towards Dalt Vila. Public market data for October 2026 puts Ses Figueretes and Playa d’en Bossa at around €6,500 per m², below Marina Botafoch and the old town, which makes the area one of the more accessible ways to live by the beach close to Ibiza Town.

Year-round living in Playa d’en Bossa

Playa d’en Bossa is strongly influenced by the summer season. Many hotels, beach clubs and nightlife venues operate mainly between May and October, so the central part of the beach is considerably quieter in winter. Supermarkets, pharmacies, healthcare, schools and everyday services in Playa d’en Bossa, Sant Jordi and Ibiza Town remain available throughout the year, so the area works for summer use as well as for owners who live here permanently. Buyers planning to live here all year should check which communal facilities of a complex remain open in winter and how lively the immediate surroundings are in high season. Apartment prices in Playa d’en Bossa in 2026

The apartment market in Playa d’en Bossa covers a wide price range in 2026, because values vary considerably according to building, age, floor level, terrace size, parking, sea views and distance from the beach. Current listings show how broad the market is, with resale apartments with two or three bedrooms of about 95 to 110 m² offered at around €555,000 to €600,000, while renovated or beachfront two-bedroom apartments, for example in Royal Beach or Bossa Sol, are listed at around €700,000 to €780,000.

Modern developments form a separate segment. In Opal Ibiza, a new complex of 90 apartments a few minutes from the beach with pool and gym, two- and three-bedroom apartments are offered from around €535,000 to €765,000, with completion planned for the end of 2026. In Aguamarina Residences, a large modern complex directly by the beach with pools and gym, a duplex penthouse of about 150 m² with sea views is listed at around €1.2 million. Hippiements, completed in 2022 with 24-hour concierge, spa and indoor pool, sits at the top of the market, with one-bedroom apartments of about 72 to 80 m² offered at around €820,000 to €950,000, and larger apartments of about 130 to 160 m² at around €1.9 to €2.3 million. Detached houses are rare in Playa d’en Bossa, and a villa with a plot of about 1,000 m² in a quiet residential street is offered at around €2.3 million. In new developments the stated area may include terraces, so always compare the interior area separately. These are 2026 asking prices and not guaranteed sale prices.

An average price per square metre is therefore of limited use in Playa d’en Bossa. An apartment in a 1980s or 1990s complex a few streets from the sea, a renovated beachfront apartment and a new-build penthouse with extensive services represent very different parts of the market. Floor level, orientation, the openness of the sea view, terrace size, private parking, storage, communal facilities, the condition of the building and the legally registered built area can all make a significant difference to the asking price.

Purchase costs in Playa d’en Bossa

Resale apartments in Playa d’en Bossa are subject to the Balearic transfer tax ITP. The tax base is the higher of two values, either the value declared in the deed, usually the purchase price, or the reference value set for the property by the Spanish Cadastre (Catastro), known as the valor de referencia. The rate rises step by step, from 8% on the first €400,000 to 9% up to €600,000, 10% up to €1 million, 12% up to €2 million and 13% on the amount above that. With a tax base of €700,000 the tax comes to about €60,000, before the notary, Land Registry, lawyer and surveyor are paid. New-build apartments bought from a developer, such as in Opal Ibiza, are subject to 10% IVA plus 1.5% AJD instead, or 2% AJD if the property is worth €1 million or more. Buyers who plan to finance part of the purchase can find the main requirements in our guide to getting a mortgage in Ibiza.

What should buyers check before purchasing?

Before buying an apartment in Playa d’en Bossa, buyers should verify the registered built area, cadastral information and Land Registry details and confirm that any alterations, such as enclosed terraces or combined units, correspond with the available documentation. Compare the interior area and the terrace area separately, because listings often give one combined figure. Check whether the parking space and storage room are registered with the apartment, as street parking becomes very limited in summer. For off-plan purchases, for example in Opal Ibiza, check the building licence, the payment schedule, the bank guarantee for deposits and the agreed completion date. Holiday letting of apartments in multi-family buildings is not permitted on Ibiza. Under the Balearic tourism law, very serious offences can be fined with up to €500,000, and the town halls also pursue illegal rentals as an unauthorised change of use under planning law, with fines calculated on the value of the property, so an apartment here is bought to live in or for long-term rental.

The owners’ community is another important part of the review. Check the current community fees, any outstanding contributions, the community statutes and approved or planned works affecting façades, lifts, pools, underground parking or other shared areas. In older beachfront buildings, salt air and age can mean higher maintenance costs, while newer developments with extensive services often have higher monthly fees. Demand for apartments for sale in Playa d’en Bossa

Demand in Playa d’en Bossa comes mainly from international buyers who want a lock-up-and-leave home on the beach, close to the airport and Ibiza Town, and from families, island residents and professionals who value the short distances to work, schools and the city. Second-home buyers often look for a sea view, a large terrace and a building with a communal pool, while permanent residents tend to focus on a quieter street, private parking, storage and year-round practicality. For many buyers, the distance to the busiest part of the beach is one of the most important selection criteria.

Buyers who like this part of Ibiza often compare Playa d’en Bossa with Ses Figueretes for a more urban location, with Sant Jordi for a quieter village setting, or with Marina Botafoch for a home by the marina opposite the old town. Playa d’en Bossa stands out among these options for its choice between established beachfront complexes such as Royal Beach and Bossa Sol, modern developments such as Aguamarina Residences, Hippiements and Opal Ibiza, and its direct position on the island’s longest sandy beach.

Why buy an apartment in Playa d’en Bossa?

Playa d’en Bossa combines several qualities that are rarely found together on Ibiza, a long sandy beach on the doorstep, the airport around 10 minutes away, Ibiza Town within a short drive and a wide range of shops, restaurants and services in the area itself. Many complexes also offer a communal pool or underground parking. The area works for buyers who want to spend the summer on the island as well as for those who live here all year.

The local market also serves different buyer profiles. Apartments in established complexes offer an accessible entry point to beachside living on Ibiza, renovated beachfront apartments suit buyers who want to be directly by the sea, and modern complexes with a gym, spa or concierge appeal to those looking for a higher level of comfort. In modern buildings such as Aguamarina Residences and Hippiements, prices range from around €820,000 for a one-bedroom apartment to around €2.3 million for larger apartments with premium services.

How far is Playa d'en Bossa from the airport, Ibiza Town and other beaches?

Ibiza Airport is approximately 5 km away, normally around 10 minutes by car. The port and Dalt Vila are around 5 to 10 minutes by car, and in season a small city boat runs from the northern end of the beach to the port of Ibiza Town. Ses Figueretes is within walking distance along the coast, and the beaches of Ses Salines and Es Cavallet are around 10 minutes south by car.

What types of apartments are available in Playa d'en Bossa, and do they have sea views?

The market includes compact apartments, two- and three-bedroom apartments, renovated beachfront homes, duplexes, penthouses and new-build apartments, as well as a small number of detached villas. Many complexes have a communal pool, gardens or underground parking, but not all of them do. Views vary considerably: beachfront and upper-floor apartments often look out over the sea, sometimes towards Formentera or Dalt Vila, while others face the street, the pool or neighbouring buildings.

Which well-known complexes and new developments are there in Playa d'en Bossa?

Established complexes include Royal Beach and Bossa Sol, both directly on the beach. Among the modern developments, Aguamarina Residences is a large complex right by the beach with pools, gym and children’s play area, Hippiements offers 24-hour concierge, spa, indoor pool and underground parking, and Opal Ibiza, with 90 apartments, pool and gym, is due for completion at the end of 2026. Christian Wolf and his team at CW Real Estate Ibiza have more than 15 years of experience in the property market and know the complexes of Playa d’en Bossa one by one. Thanks to our cooperation with local agents and developers, we can present available apartments in all the well-known complexes, from Royal Beach to Aguamarina Residences and Hippiements, even when they are not listed with us. Is Playa d'en Bossa a good place to live?

Yes, for buyers and families who want to live by the beach with the airport and Ibiza Town close by. Supermarkets, healthcare, schools and everyday services in Playa d’en Bossa, Sant Jordi and Ibiza Town are available all year, and the residential streets at the northern end and behind the beach are noticeably calmer than the central strip. Because the area is split between Eivissa and Sant Josep, the exact address decides which public school a child attends, after registering on the municipal register (empadronamiento). The main points to weigh are the summer nightlife and traffic along the beach, limited street parking in high season, aircraft noise in parts of the area and the community fees of complexes with extensive shared facilities.
