Apartments and Homes for Sale in Eivissa

Eivissa, also known as Ibiza Town, is the capital of Ibiza and lies on the south east coast of the island. With around 55,000 residents it is the largest town on Ibiza, with real city life all year round, combining a historic old town, a busy harbour and marina, city beaches and residential neighbourhoods where almost everything is within walking distance. As a local agency, CW Real Estate Ibiza helps buyers find everything from apartments in town to mansions in Ibiza, including properties that are sold discreetly and never appear online.

The heart of the city is Dalt Vila, the fortified old town and a UNESCO World Heritage Site since 1999. Below its walls lie the harbour district of La Marina and Sa Penya, the shopping streets of the Eixample and, across the harbour, Marina Botafoch, with its yachts, restaurants and some of the most sought after apartments in town.

Buying an apartment or house in Eivissa

Eivissa is the smallest municipality on Ibiza, with an area of only about 11 km², so most properties here are apartments, penthouses and townhouses rather than large villas. Buyers usually choose between a home in the historic centre, a modern apartment near the marina or the beach, or a quieter residential area such as Talamanca, Can Misses or Cas Mut.

Buyers looking for a villa with garden and pool usually search on the hills just outside the town, for example in Can Furnet, Can Rimbau or Jesús, all part of Santa Eulària des Riu and within a few minutes of the centre. Living in Eivissa

Eivissa combines life in a real town with the sea on your doorstep. In most neighbourhoods you can reach supermarkets, pharmacies, cafés, restaurants, shops, the harbour and the seafront promenade on foot. This makes apartments here especially practical for buyers who want everyday services close to home and prefer not to depend on a car for every journey.

Apartments by the harbour and the sea. Some of the most sought after locations are La Marina and Sa Penya below the old town, the streets around Passeig de Vara de Rey, and Marina Botafoch and Talamanca across the harbour. Depending on the building, orientation and floor, apartments can offer terraces with views of the harbour, Dalt Vila or the sea. Terrace size, sea views, parking, lift access and the condition of the building therefore make a big difference in price.

Very few houses in the centre. The centre of Eivissa is densely built and consists mainly of apartment buildings. Detached houses with a garden and pool are rare inside the town. Buyers looking for a house with land usually search in the residential areas on the edge of town or on the hills around Eivissa.

Schools, services and connections

  • Hospital. Can Misses Hospital in Eivissa is the main hospital for Ibiza and Formentera. Its current building has been fully in use since 2015.
  • Schools. The town has several public primary and secondary schools, including IES Sa Colomina and IES Santa Maria d’Eivissa.
  • Everyday life. Supermarkets, the Mercat Nou market hall, banks, pharmacies, public offices, sports centres and shops are found in town all year round.
  • Beaches. Talamanca lies in a sheltered bay, Ses Figueretes has a promenade right in the residential area, and Playa d’en Bossa is one of the longest beaches on the island.
  • Airport. Ibiza Airport is about 8 km from the centre, roughly 15 minutes by car.
  • Ferries. All regular ferries on the island leave from the port of Eivissa, with connections to Formentera in about 30 minutes by fast ferry, and to Palma, Barcelona, Valencia and Dénia.

For families, Eivissa offers short distances to everything. The Ajuntament d’Eivissa runs public nurseries (escoletes) for children up to three, and because places are in high demand, the Can Cantó nursery was expanded by 67 public places in October 2026, while CEIP Can Misses opened a new class for two to three year olds with 36 places. To get a place at a public school or nursery and access to public healthcare you need to register at the town hall (empadronamiento), and school places are allocated by address. The international schools are all within a short drive, Colegio Mestral near Ibiza Town, the Lycée Français International in Sant Jordi and Morna International College in Santa Gertrudis, and as places are limited, it is best to contact them about a year in advance. For children, the town beaches of Talamanca and Ses Figueretes and the seafront promenades are a real plus, and if you work from home, check whether fibre internet is available in the building.

What makes Eivissa special?

No other place on Ibiza offers so much town life and history in such a small area. The Renaissance walls of Dalt Vila date from the 16th century and have been part of the UNESCO World Heritage Site “Ibiza, Biodiversity and Culture” since 1999, together with the Phoenician Punic necropolis of Puig des Molins, which is also in Eivissa. Right next to them you find marinas, restaurants and modern residential buildings.

The exact location matters, however. An apartment on a quiet street in the Eixample feels very different from a home right on the harbour, in La Marina or on the promenade of Playa d’en Bossa. Buyers should therefore compare orientation, street noise, floor level, lift access, parking, terrace size, community fees and the condition of the building as carefully as the apartment itself.

Year-round living in Eivissa

Eivissa is the capital of the island and stays active in every season. The town is much busier in summer, but the hospital, schools, public services, supermarkets and many shops and restaurants stay open outside the tourist season, unlike many villages and coastal areas that become very quiet in winter. A car is useful but not essential if you live in the centre, and a parking space is one of the most valued features of any apartment.

For buyers looking for a permanent home, a second residence or a base on the island, the mix of town life, beaches and short distances to the airport and the port is the biggest advantage of Eivissa.

Property prices in Eivissa in 2026

Area of Eivissa Average asking price
Marina Botafoch and Talamanca about 8,200 euros per m²
Dalt Vila and La Marina about 7,200 euros per m²
Ses Figueretes and Platja d’en Bossa about 6,500 euros per m²

Purchase costs in Eivissa

For resale property in the Balearic Islands, transfer tax is charged in tiers, 8% on the first 400,000 euros, 9% from 400,000 to 600,000 euros, 10% from 600,000 euros to 1 million, 12% from 1 to 2 million and 13% above 2 million. For new builds bought from a developer, 10% IVA plus 1.5% AJD is due instead. Notary, land registry and legal fees come on top and depend on the purchase price. Our guide to buying property in Ibiza explains every step in detail.

What should buyers check before purchasing?

Renovations in Dalt Vila and the old town are subject to strict heritage rules, so any plans should be checked before buying. Parking is limited in the centre, so a garage space adds real value. Holiday rentals of apartments in multi-family buildings are not allowed on Ibiza, so anyone who plans to rent out should confirm the legal situation in advance. Homes near the port or the busiest streets can be lively in summer, so it is worth visiting at different times of day.

As with every purchase in Spain, your lawyer should also check the registered size, licences and any debts on the property. Buyers who prefer an apartment elsewhere on the island can also browse our apartments for sale across Ibiza.

Demand for property in Eivissa

Eivissa attracts buyers from all over Europe and beyond, from families and professionals who live on the island all year to owners looking for a second home close to the sea. Our clients come mainly from the Netherlands, Germany, the United Kingdom and Scandinavia. Apartments in the centre and near the marina are especially sought after, above all with sea views, a terrace and parking. Because the municipality is small and almost fully built, the supply of such homes is limited.

Why buy with CW Real Estate Ibiza in Eivissa?

CW Real Estate Ibiza was founded in 2010 by Christian Wolf and is registered with the Balearic register of real estate agents (ROAIB). Our office is in Jesús, a few minutes by car from Eivissa, so we know the neighbourhoods of the town from daily life and not only from listings. Part of the homes we sell are offered discreetly and never appear online. Our website has received a European Property Award.

Finding the right home in Eivissa

Buyers who want more space but still want to be close to the centre often compare Eivissa with the areas just outside the town, such as Cap Martinet with views of the sea and Dalt Vila, the quiet coastal area of S’Estanyol north of Ibiza Town, or Roca Llisa, home to the island’s only golf course. Because we work with almost every agency on the island, we can show you almost the whole market with one contact. If you have any questions or would like to arrange a viewing, contact our team.
